5 Things to Consider before Buying a Las Vegas Strip Condo or Penthouse

#1  Parking – Some high rise towers offer each owner the use of one dedicated parking spot.  Other condos, especially penthouses, come with the use of 2 parking spots or in the case of a building like Metropolis, all 2 bedroom condos there have the use of two spots, however, some are tandem.  Towers, such as VEER, The Waldorf Astoria, Vdara, and Trump Tower are valet only. And buildings like SKY, The Martin, Panorama Towers offer dedicated parking spaces AND Valet parking.

#2 TerracesIs having a terrace or balcony important to you? If so, all high rise condos in CityCenter ( Veer Towers, Vdara, and The Waldorf Astoria) do not have balconies.  Turnip Tower does not have balconies.  Only the corner units in The Martin have balconies – which would be the 00, 01, 09 and 10 stacks. That said – the other units in The Martin do have glass sliders in the living rooms that open up, but these have a Juliette Type railing, so you can’t step out.  The Turnberry condos at Turnberry Place, Turnberry Towers do have are sweeping balconies with glass walls – so views are not compromised.  SKY Las Vegas has huge glass wrap around balconies on the corner units, and concrete walled ones on the other units.  

#3 Rental Restrictions  Each Las Vegas luxury high rise condo building has different rental restrictions as far as the minimum time frame that each HOA allows.  Some require minimum FICO scores for tenants and require HOA BOARD APPROVAL.  Our Team has been involved with leasing these units for clients for years, so we are familiar with each high rise condo’s rules and regulations.

#4 HOA Dues and What the Cover     Make sure you understand what the HOA dues Cover.  Some dues include TV and Web access.  Most include water, trash, insurance on the structure. Make sure your individual insurance carrier understands whether the master policy includes coverage on plumbing fixtures, cabinetry and the like, so you know how to structure your own individual insurance coverage.

#5 Amenities – What is most important to you? Understand each building’s amenities.  Is a social calendar important to you? Is driver service something that is a must have? Do you want an on site valet?  A Guard Gated Entry ?  Floor Access Control? What type of business center services are available? Spa Services?  Pet Park?
